The Village of Capitan

The Village of Capitan lies just minutes northeast of Ruidoso in high desert country. The mild weather (not too hot, not too cold), amazing mountain and forest views and affordable housing continue to attract visitors and new residents.  

The Capitan School ranks among the best in New Mexico. The facilities are first rate (2 large gymnasiums), teachers know and care about the students.  

In Capitan we have safe streets, high speed internet access, a bank, post office, restaurants, police and fire stations and most of the amenities of larger cities, but with the quiet restfulness of a small community.  

Smokey the Bear was rescued nearby, and the Capitan Smokey Bear Museum is fun and informative to children and adults alike. The Smokey Bear Motel and Restaurant also celebrate this famous bear’s contribution to wilderness conservation and fire safety.   

Ruidoso is called the Year Round Playground of the Southwest. Towering above the village of Ruidoso is Sierra Blanca and the New Mexico ski resort, Ski Apache. Ruidoso weather is mild and great for outdoor activities including camping and bicycling in the Lincoln National Forest.  With the beautiful Spencer Theater nearby, Ruidoso Downs quarter horse racing in summer and skiing on Sierra Blanca (the southernmost ski resort in America ) in winter, the new Inn of the Mountain Gods for gambling and shows, plus hunting, hiking and numerous other activities, the population swells with tourists throughout the year.  

Art galleries, specialty shops, restaurants and historic spots abound. And a Wal-Mart and numerous other stores supply every need at low cost.

 

K. Bella Properties, LLC (owned by Kathleen Casper, a resident of Capitan for over 15 years) has created housing in Capitan and offers rentals at very affordable rates. In addition, some of these rentals are now being offered for sale at very low or no down payment to qualified buyers. And in 2009 the Federal Government has approved a tax rebate of 10% (doesn’t have to be repaid) of the purchase price to first time home buyers (anyone who hasn’t owned a home in the last 3 years). So far in 2009 five fortunate families have purchased homes in Capitan thru K. Bella Properties.
